    The type and extent of work planned will dictate the information required to properly complete your project. Your responses to these questions will help us identify any gaps and fill them in the most efficient, cost effective way.

    If you do not already have a copy of any existing construction documentation for your property the first step is to contact your local council to request this. This information may require a small fee however, dependent on the information available, could save you hundreds of dollars upfront in design/drafting fees and considerably more in future if we identify potential planning or construction issues early.

    The specifics we are interested in are:
     - Survey Pan or Site Plan (with bearing & distances clear and readable). 
     - Previously approved architectural, structural, hydraulic and other drawings or specifications with heights, dimensions, notes etc.
     - Record of easements or other restrictions on site e.g. protection order, contaminated land, flood levels etc.
     - Services drawings BIMAP (sewer, stormwater, gas, power, communications) with as constructed main lines, connection points and depths

    Please attach your documents below. Alternatively, if the searches don't produce anything (or anything of great value) don't worry, this is fairly common (particularly in older buildings). We will do some searches and assessments of our own, some manual work (like measuring the existing structure) and arrange the right people to gather any other critical information.

    If you are wanting a pure drafting service and aim to reduce cost by not requiring a site visit, including photos of the existing building and surrounds is critical.

    Remember, even if we are only adding a free-standing carport to the front of the property, we still need to draw the entire existing building! This means we need to see every detail on all sides of the building and the property.

    Pro tip- If you can make notes on each image of exactly you like about it and would use in your project this really helps communicating your ideas and avoiding confusion.
